Demand for Building Management Systems has grown and Motus has shown its expertise with work on a large scale project in central London
Despite its comprehensive range, the area of expertise that has been in most demand this season is the supply and maintenance of Building Management Systems. As government departments, national institutions and public offices face their environmental responsibilities, Motus Systems has been working with several large company’s to update and maintain their central blind control systems. One of the latest projects that Motus was called to was a major office building in central London. The existing BMS was functioning intermittently which meant that some of the blinds were out of action and, in many cases, the central system was being overridden and the blinds were being operated independently of the BMS. The result of this was that even on some of the hottest days of the year, many of the blinds would be raised and the resulting solar gain was enormous. As the internal temperature rose and the air conditioning was pushed to its extreme limits, the vastly increased power consumption presented the management with a substantial electricity bill as well as an embarrassing environmental headache. The company explained that the central control of solar shading is the most effective way that we can make a substantial difference: “As we all become more aware of the impact that our way of life has on the environment, the demand for Building Management Systems has grown dramatically. “To be able to operate the blinds in response to signals from an external weather station or to disable operation during predetermined time slots, gives us the ability to have a positive effect on cutting our emissions and helps to reduce our carbon footprint.”

In the recent project, the BMS controlled more than 1000 blinds and the Motus technical team had to carry out an investigation into the multi-level control system which began at the central Building Management Controller and branched through the various floors of the building, until it reached the Individual Blind Controllers. The survey revealed that a large number of the IBC’s were dysfunctional and Motus was required to construct a bespoke control unit to suit the operational requirements of the client.
